Let us be frank with one another – in today’s day and age, the word ‘luxury’ has, unfortunately, become synonymous with sameness.

And that’s rather disappointing, as I’ve always believed that hospitality should strive for more than comfort and beauty. It should inspire curiosity. It should ignite the imagination. It should transport you – not just across geography, but through culture, memory, and emotion.

Thus, when we started working on The Heart of Europe, it allowed me to lean into my personal ethos and deliver a truly compelling vision of modern luxury.

As Managing Partner, I’ve had the privilege of leading the transformation of an extraordinary vision: to create an offshore hospitality destination that doesn’t simply reflect luxury, but redefines it. The Heart of Europe is more than an island development – it’s a stage for immersive guest journeys. A place where experience is the true currency of value, and where every element, from architecture to scent, is intentional and alive with meaning.

At Kleindienst Group, our commitment to experience-led hospitality emerged from a simple observation: guests today no longer want to be passive occupants – they want to feel something. They want to be part of a story.

And so, every hotel within The Heart of Europe tells one. From the sun-soaked elegance of the Côte d’Azur to the timeless charm of Portofino, we invite our guests not just to visit, but to belong.

But authenticity is key. Themed hospitality can so easily slip into artifice — replicas, not realities. That’s why we’ve gone to great lengths to embed cultural truth into every experience. At Hotel London, for instance, guests stroll along our climate-controlled cobblestoned Raining Street while sipping traditional British tea, greeted by staff trained in British service etiquette. Every detail is curated to evoke a sensory reality.

This is not mimicry.
This is storytelling through architecture, hospitality, and atmosphere.

What we’ve built isn’t just hospitality – it’s immersion. With 52 year-round festivals planned at The Heart of Europe, we’ve collaborated with culinary experts to deliver authentic regional flavours—while curating seasonal events that celebrate Europe’s most iconic cultural moments. Think Oktoberfest on Germany Island, and magical winter wonderlands with real snowfall at the only Snow Plaza – right in the heart of the UAE.

These moments matter. They turn a stay into a memory. They allow families, couples, and solo travellers to feel the heartbeat of a different culture while never leaving the Gulf.

At the same time, we know that luxury in 2025 is also defined by its sustainability. The modern guest doesn’t want to experience the extraordinary at the planet’s expense. That’s why The Heart of Europe is proudly built upon our Zero Discharge Policy, a rigorous commitment to marine preservation that ensures no waste, including plastic, ever enters the sea. Our advanced water purification systems, greywater recycling, and microplastic filtration protect the fragile ecosystems of the Arabian Gulf, and the island’s landscaping is nourished entirely with treated, recycled water.

And we’ve designed our destinations to be car-free, pedestrian-first spaces – minimizing carbon emissions while encouraging natural exploration.

Powering all of this is a growing foundation of solar energy. From hospitality buildings to residential villas, we’ve integrated solar panels and energy storage systems that drastically reduce our reliance on traditional fuels. Our hybrid microgrid and battery infrastructure ensure clean, consistent power – even on offshore islands. It’s a model that proves sustainability isn’t a limitation, but rather, an enabler of future-focused luxury.

As a leader, I see this as the new mandate for hospitality: not only to host, but to uplift. Not only to serve, but to enrich.

Vienna shaped my understanding of quality construction. Growing up surrounded by imperial structures, I learned that well-built buildings withstand the test of time. This simple principle has guided my career for four decades.

In 1985, I established my first company in Austria. Our focus was not just developing properties, but creating buildings with purpose and longevity. You build not for today, but for decades to come. By 2003, I recognised a significant opportunity in Dubai—a rapidly developing market with ambition that matched my own vision.

Dubai was—and still is—a bold, forward-thinking canvas. While others saw only sand, I saw potential to blend European craftsmanship with Dubai’s innovative spirit. This led to the formation of Kleindienst Group and our flagship project, The Heart of Europe.

European Excellence in Dubai’s Dynamic Market

The Heart of Europe is not merely another real estate project. It represents a commitment to bringing European standards of quality and design to the UAE. Across six islands within the World Islands archipelago, we’ve created distinctive projects with an authentic European architectural signature. Sweden Beach Palace features villas with hand-crafted inverted hull roofs that reflect Scandinavian architectural traditions, while our vision for Germany Island homes reflects the clean lines of Bauhaus purity. Our The Floating Villas push the boundaries of ‘waterfront living’, combining luxury with wonder, through innovation in ways previously unseen.

What guided all of these choices wasn’t regulation. It was aspiration.

It was the European standard of living—not just in function, but in form. This is why we brought European architectural sensibilities and materials to Dubai. Not to imitate Europe’s appearance, but to implement its standards.

I believe beauty should serve a purpose, that design must inspire, and that what we build should stand the test of time—not only structurally, but emotionally.

Dubai Real Estate Outlook: Building for Tomorrow

As the Dubai real estate market forecast for 2025 projects continued growth of 10-15% in premium segments, our focus remains on sustainable, long-term value. Throughout our four decades in property development, this principle has remained constant. At the Kleindienst Group, we don’t follow trends—we establish benchmarks. From underwater villas to climate-controlled streets and coral restoration programmes, we apply one criterion: “Will this still deliver value in 50 years?”

Looking from Vienna’s historic streets to Dubai’s evolving skyline, I see a consistent narrative. We’ve transported not just European design elements but a fundamental approach to construction—where details matter, functionality is essential, and every project aims to create lasting value.
